Doncaster is located on a 8.9 km2 elevated plateau some 15 km East and 26 minutes by road from Melbourne CBD, with the Eastern Freeway now serving as its main access to the city.
While predominantly a low density residential suburb, high-rise apartments are springing up around Westfield Shopping Centre which is situated on the site of a popular lookout formerly known as Doncaster Hill.
Demand for units around this huge shopping centre (now one of Australia's largest) is being driven by their outstanding city views, the local retail and medical facilities in the area and the many bus routes that funnel through Doncaster on their way to the city. The median price of Doncaster houses of $669,000 has improved over the past year but is still $100,000 below the regional average. The average price of units is now about $440,000.
Doncaster has three local schools (Doncaster and Birrallee Primary schools and Doncaster Secondary.) Another four primary schools are nearby in surrounding suburbs.
Historically popular with German settlers who established orchards, Doncaster is now fully developed and some residential renewal has commenced. There is a higher proportion of overseas-born residents living in Doncaster than is the regional norm with Greek, Chinese and Italian ethnics each averaging about 6% of the 17,500 odd population. Doncaster has an aging population and many retirement villages are opening up including the huge Applewood Retirement Village development in Wetherby Road overlooking the Eastern Freeway.
Eastern Golf Club in Doncaster Road and bike trails along the banks of Koonung Creek are among the recreational facilities available in the area. Ruffey Park (access from The Boulevard) has been developed by the Manningham City Council as a popular family venue for picnics, walks and taking in the lake and fauna and indigenous flora. It is also the venue for many outdoor events.
