The median price for real estate in the Melbourne suburb of Eltham over the year ended February 2010 was AU$525,000. Reflecting the wide variation in land and home sizes, recent prices of houses for sale have ranged from $600,000 to $1,000,000 – even more. The long term trend for growth in property values for Eltham real estate was 9.6%. Units had a median price of AU$395,000.

Eltham Suburb Profile

Helped by its designation as a "Green Wedge" area, Eltham has been able to retain much of its bushland character despite now housing some 17,500 people within its 13.2km2 borders.

Located 20km north east of the city Eltham stretches south to the Yarra River. It has a rail service with a manned, premium station. Road access to the city via arterial roads and the Eastern Freeway takes 45 minutes.

Known for many years for its artist colony, Montsalvat, Eltham attracts residents who are keen to share and preserve the natural environment and actively oppose inappropriate property developments.

Eltham is an excellent suburb in which to raise families – a feature long recognised by professional people with families. Eltham boasts four primary schools and a high school. More schools and a secondary college are nearby in Eltham North.
