House prices in Leopold across the 12 months to January 2010 averaged $A309,000, which represented a long term growth rate of 8.6%. Units in Leopold were typically priced around $A224,000.

A suburb of Geelong, Leopold has been described as an urban island in a rural landscape setting. Situated 12 km East of Geelong CBD upon a ridge 53 metres above sea level, Leopold is the gateway to Bellarine Peninsula straddling the highway that bears the peninsula's name. It is surrounded by a lake, wetlands and a rural buffer zone. New residential estates are quickly consuming the available land stock.
Growth in Leopold's real estate prices slowed faster than the surrounding region in 2006 but it has since regained momentum to about 10% per annum. The average house price over the year to February 2010 was $309,000 which is close to the regional average. Units averaged $225, 000 down on prices elsewhere.
Leopold has two small shopping centres to service its 8,750 residents. The Greater Geelong Planning Scheme proposes to curtail their growth in favour of the new community shopping centre located at the corner of Bellarine Highway and Melaluka Road.
1Leopold has a primary school and two kindergartens. Secondary studies are available at Bellarine Secondary campuses at Ocean Grove or at Drysdale while more advanced studies are pursued in Geelong.
